Reservations are not official nor confirmed until deposit (one night fee) has been paid and you have received a confirmation of your reservation from us.

• There is a 2 night minimum stay requirement for both weekdays and weekends.
• There is a 3 night minimum stay requirement for Memorial Day, Labor Day & Columbus Day weekends.
• Check IN: 4:00 PM – 8:00 PM (if after 8:00 PM, please let us know in advance.)
• Check OUT: Noon.
• A $50.00 fee will be charged for late checkout.
• Deposit equal to one night fee ($215.00 regular rate; $185.00 extended stay/weekly rate – + 15.3% tax) due at reservation. We have reduced the per night rate by $10.00 to cover most of the tax increase from 10.3 to 15.3%. See the most recent blog post for further explanation.
• Additional people (more than 2): $35.00 per person per night. We can accommodate up to 4, though the suite is designed for 2.
• We welcome children. The sitting room love seat converts to a single bed, and a Pack n’ Play can be provided for smaller children. Additional fees apply – see above. No charge for children under 2.
• No smoking permitted. All interior rooms are smoke free. Smoking is only permitted outdoors.
• Sorry, we cannot accept pets. Mystic Pet Spa in Luray (on the way to River Dell) can provide excellent accommodations. Our dogs Stella and Luna love guests, but are not allowed in the suite.
• Due to insurance restrictions, only paying guests may use house and outdoor areas.

• A $25.00 service charge will be applied to all cancellations.
• Due to limited availability which requires us to turn guests away once the suite is reserved, cancellations received less than 7 days from arrival will be charged the entire reservation price unless we can re-book.
• Holidays and Fall season cancellations received less than 14 days from arrival will be charged the entire reservation price unless we can re-book.
• We will not attempt to re-book your room should you cancel your reservation on the day of your arrival.
• No Shows who do not notify us at all, will be charged the entire reservation price.
• During the winter, should we have inclement weather which create unsafe road conditions, we can reschedule your reservation.
